Warehouse buildings range from short to tall (depending on their specific racking requirements) with as large of a footprint as possible. The more clearspan the better so forklifts do not have to maneuver around pesky interior columns. Multiple loading bays allow the user to maximize the flow of material into and out of the building. Self-storage buildings are a breed of their own and can often be constructed out of structural steel stud and or supported structurally by the storage lockers themselves, depending on the requirements of the owner/operator.

Design-Assist
The way that Colony can add the most value to a building project is to get involved as early as possible in a Design-Assist partnership. We assign a preconstruction manager during the design phase to attend all design meetings with the owner and consultants in order to provide input on constructability, costs, and schedule. In order to build a fully transparent partnership, we estimate the construction in an open-book fashion showing all costs and our associated fee (similar to a Construction Management deal). We then tender all scopes to sub-trades, make final sub/supplier selections together and lock into a fixed price to deliver the construction as the prime contractor.

Having the builder hire and manage the architect and all design consultants produces a much more efficient and cost-effective design.
