Why Design-Build?

"Why Colony? Synergistex and Absolute Transparency!"

When you work with Colony, we have a conversation early on about a reasonable fee and rates for any Colony personnel and equipment. Once we’ve come to an agreement on those, we operate with ABSOLUTE transparency, offering our clients a peek behind the curtain—full disclosure, every line item and every supporting document, such as RFP’s to suppliers and their corresponding quotations and subcontracts.

 

Once we've all agreed on the overall estimate, Colony locks it into a lump sum agreement, taking on the full financial risk of the project to completion.

 

We call this transparent process our “Synergistex Transparent Model” and we’re very proud of it! Synergistex paves the way for us to build trust with our clients early in the relationship. It also creates space for all stakeholders to suggest creative alternatives, potential cost savings and better execution methods without feeling like we all need to hold our cards close to our chests.

 

The Design-Build method (often called “Turn-Key”) is in contrast to the traditional Design-Bid-Build method and allows for a much quicker, more enjoyable construction experience. A partnership is created (a completely open and transparent one if it’s with Colony) which leverages the builder’s experience during the design phase and avoids all the costly, hidden change orders which are a nasty byproduct of the traditional lowest-price-wins method.

Cost Savings - according to data from the Journal of Construction Engineering and Management, design-build is 6.1% lower cost than Design-Bid-Build and 4.5% lower cost than Construction Management.

Minimizes owner Risk & Stress - Single-source responsibility saves the owner from having to deal with issues arising from all consultants & sub-contractors. The builder takes all responsibility.

Speed - The Journal of Construction Engineering and Management data also indicates that design-build projects are 33.5% faster than Design-Bid-Build and 23.5% faster than Construction Management.
